The myths which put listed building owners at risk:
There are widely held beleifs about undertaking work to Listed property, and several misconceptions about the ability to undertake repair and maintenance without consent. Many people think that it is just the items which appear in the listing text which are protected, this is not true. The simple truth is that most listed building works require consent, and the work which you can do to them without obtaining consent is actually very minor
Undertaking unauthorised works to a listed building is a criminal offence, and this extends to the interior, exterior, and outbuildings whether converted or not, walls, fences, and any tree or shrub with a stump grerater than 75mm or 3" in diameter.
with this in mind it is very important to seek the help of a qualified professional who has a detailed understanding of what can and can't be done.
